The full searchable case database. Every named Planning Commission and Zoning & Platting Commission case in the public record from 2016 forward — 5,190 hearings (about 4,413 agent-attributed). Filter by district, framework, agent firm, owner type, year, outcome. Export filtered results to CSV.

Monthly intelligence reports. Between flagship firm reports, subscribers receive a monthly intelligence brief that goes deeper on one framework, one corridor, or one cross-firm pattern. Twelve per year.

Submit a case (district + framework + agent + owner-type + neighborhood) and get the ten most-similar historical cases with their outcomes, postponement counts, and timeline-to-disposition. The closest analog to what a senior land use attorney does by memory — but applied across the full dataset, not just the cases they remember.

Early access to firm reports. 48 hours before public release on every firm intelligence report. The list of subscribers gets the purchase link before anyone else.

Brief archive. Every special edition and flagship report available now — the 10-year firm leaderboard, DB-90 at Two Years, State of Austin — plus a sample weekly issue, growing as new editions ship. The full per-issue weekly archive with alpha-box history lands when the archive endpoint goes live.
What this tier is — and is not
Is: a standing analyst-grade subscription for active dealmakers. The closest comparable product is a single-city Lex Machina or Compstak workstation, at roughly a tenth of the institutional price.
Is not: the Diligence tier. The proprietary outcome predictor, agent performance index, neighborhood resistance index, and API access sit in the next tier up. Pro is the working database; Diligence (The Deal Desk) is where the working model lives.

The seat structure
Pro is a single-seat license. The license travels with the email address on the subscription. Subscribers at multi-seat institutional firms (Cushman & Wakefield, large law offices, capital funds) should consider the Enterprise tier, which includes five seats and white-label data extracts. Refund window
If after 30 days of access the subscription is not earning its keep, write to [email protected] for a full refund. No questions. The subscription assumes you find value in the database within the first month; if not, the price was wrong for you.
